About DFW Eviction Pros
A specialized eviction services company built by a property management professional, for property owners and managers who need results without the complexity.
Built by a Property Manager,
for Property Owners
DFW Eviction Pros, LLC was founded by Dillan Thrasher, a property management professional with over a decade of experience in the Dallas-Fort Worth real estate market. Since 2012, Dillan has worked directly with landlords, property managers, and investors navigating the complexities of Texas landlord-tenant law.
The company was built on a straightforward premise: landlords in Texas deserve a reliable, affordable, and legally compliant eviction service that handles the entire process without requiring them to step foot in a courtroom or navigate the court system on their own.
Traditional eviction attorneys charge $1,500–$3,000+ per case. Property management companies often lack the specialized knowledge to handle evictions correctly. DFW Eviction Pros fills that gap — providing professional eviction services at a flat rate, with full compliance, and without the overhead of a law firm.
We are not a law firm and do not provide legal advice. For matters requiring legal counsel, we recommend consulting a licensed Texas attorney. For the eviction process itself — from notice to writ — we handle it.

Our Mission
"To provide Dallas-Fort Worth landlords and property managers with a reliable, compliant, and cost-effective eviction service that handles the entire process — from notice to writ — so they can focus on managing their properties, not navigating the court system."
How We Operate
Compliance First
Every notice, filing, and procedure is executed in strict accordance with Texas Property Code. Cutting corners in eviction law creates liability — we don't cut corners.
Transparent Pricing
Flat-rate fees, disclosed upfront. No hourly billing, no retainers, no surprise invoices. You know the full cost before we start.
Landlord-Focused
We represent landlords and property managers exclusively. Our processes, systems, and expertise are built around your needs as a property owner.
DFW-Specific Expertise
We operate exclusively in the Dallas-Fort Worth Metroplex. We know the local courts, precincts, constables, and filing requirements across all four counties.
Service Area
We serve all Justice of the Peace precincts within the four primary DFW counties. Each county has multiple precincts with unique filing requirements, forms, and procedures. Our familiarity with each precinct ensures your case is filed correctly the first time.
Industry Memberships
Our memberships in leading apartment and property management associations reflect our commitment to industry standards, continuing education, and professional accountability.
When You Need an Attorney
Our services cover the full JP court eviction process. When a case moves beyond that scope — appeals to County Court, bankruptcy proceedings, or complex litigation — Texas law requires licensed attorney representation. We do not handle those matters, but we won't leave you without a path forward.
We recommend Jack O'Boyle & Associates based solely on their performance and results. Founded in 1988 and AV-rated by Martindale-Hubbell, the firm has decades of experience in Texas eviction, foreclosure, and bankruptcy proceedings. We have no financial relationship with this firm — we receive no referral fees, commissions, or compensation of any kind. You are free to select any licensed Texas attorney of your choosing.
If your case requires attorney involvement, we can transfer your complete case file and documentation directly to Jack O'Boyle & Associates on your behalf — so you don't have to start from scratch. Simply let us know and we will coordinate the handoff.
Important Disclaimer: DFW Eviction Pros, LLC is not a law firm and does not provide legal advice. While Texas law permits property managers and authorized agents to represent landlords in Justice of the Peace court eviction proceedings, this does not constitute the practice of law. For legal counsel, complex litigation, appeals beyond JP court, or matters requiring an attorney, we recommend consulting a licensed Texas attorney.
